What to check
- Identify every key, fob, remote or access device and state whether it is being issued or returned.
- Record the date and time, meter readings, visible condition, photographs and any disagreement or reservation.
- Do not state that the tenancy, deposit or all liabilities are settled unless the parties have separately agreed that outcome.

Does returning the keys automatically settle the tenancy and deposit?
No. This document records a factual handover only. The tenancy, rent, deposit, damage and other liabilities must be dealt with under the agreement and applicable law.
Does this replace an inventory or check-out report?
No. Use a sufficiently detailed inventory or check-out record where appropriate, including dated photographs and both parties’ comments.
Should both parties keep a copy?
Yes. Each party should keep the same completed record and the supporting material referred to in it.
